BE CAREFUL WHERE YOU MOVE!!! I moved into the area/park because of employment relocation in mid July. I am a property manager and have been in this business for over 25 years. The park was littered and showed signs of deferred maintenance but they accepted my dogs. I spoke with the maintenance man Chuck who was working on a truck with his son in front of the office who offered me the owner Wayne's contact number, after speaking with the owner I made my move from Louisiana to Florida. The day of move neither Wayne nor Chuck was around - I met a nice gentleman named Leo who helped me find my lot and back in. I spent the next two days cleaning cat feces and oak leaves off the lot that looked as though it had been there for some time. I seeded the area with grass seed and fertilizer, planted flowers around my site marker and cleaned the mail boxes and concrete area around them, picked up random litter and dog feces from around the park when I walked my dogs. I also cleaned the shore line along the property bit by bit throughout my stay. I became friendly with several like minded individuals also residing in the park as well as the manager Leo and his wife Penni. I helped Leo navigate the court system in Bay County and created personalized forms for him to use at the courthouse for evictions. I had a friend visit me from Louisiana and when we returned to the park it was dark and she was having trouble navigating through the park and stopped to look around at the surroundings, we then parked and went to sit in the swing by the bayou and talk. Chuck the maintenance man stalked around staring at us for the rest of the evening making us very uncomfortable so we went inside. - He continued giving me dirty looks for about two weeks after that I asked the neighbor if we were loud and they said they didn't hear us come in so I am clueless at his behavior. During a dog walk I noticed the dog that was always tied up to the bumper of the rental trailer next door was tangled (a man named Dave who was friendly and visited Chuck often) I walked over to let chuck know because the dog owner was not home and Chucks pitt bull came bursting though the screen door and attacked my little shih Tzu, the next day Chuck put a no trespassing sign up on the pile of junk stacked next to his trailer. after receiving a letter from the accounting company of his appointment of acting manager with his full name I checked public records - there is a person with the same name with charges of IMPROPER EXHIBITION FIREARM , petty theft and battery I don't know if it's him or not but I didn’t’ want to be there with him as the manager regardless. About a week later Chuck tried to have an abrasive confrontation with the college educated/ disabled vet who was staying with me as my guest. Chuck was standing in his personal space, talking loudly and trying to intimidate him. Not only did Chuck place a 24 hour notice to vacate on my door and banged loudly but he then tried to open MY door SEVERAL TIMES to my RV we called the police and made a complaint - the next day I spotted the owner and told him what happened as well as the dog incident he denied it and said that Chuck was cleaning up the park and he didn't want me there because I was friends with the previous Landlord Leo. Its unfortunate Wayne had no idea how I had positively contributed. I was ready to get out of there because I was afraid of leaving my pets, truck and home to go to work things had gotten so uncomfortable. It seemed like drugs were everywhere and the maintenance man now manager seemed to be very friendly with the people doing them. I worried what would happen while I was at work. This was not a very good experience for my first time going full time RV but I have learned to pick the park more carefully!

I love it here, I have lived here for almost a year, there is no other place I would rather be. The management is amazing you could not ask for better managers or owner. The view is amazing, the fishing is excellence. I would not trade this experience in my life for anything. Very pet friendly. Resonable rates.

Trash all over. No one takes care of their animals or picks up after them. Riddled with drugs and low life's for the most part. I'm finding another place to live as quickly as I can. Nasty neighbor next-door yells and curses at my dogs and me, his wife walks around like she's in a coma so loaded a few weeks ago she went up to throw her trash out wearing only a T-shirt and her underwear. Neighbors had 4 different arguments with various people and the police were called - i'll post some photos so you Can judge for your self. Trash all over the place. The owner doesn't seem that take any interest in correcting it. The maintenance people have the trashiest yards of all with crap all over the place. I'm so disappointed with this place nice water side location just outside Tyndal AFB.

My family and I moved to Gulf Oaks Rv Park a few months ago. We absolutely love it here. The people are great and the management has gone over and above for me and my family. The private fishing dock is fun for me and my kids, all the neighbors are great and everyone has made sure that we have everything we need.

this has to be the TRASHIEST PLACE Iv seen EVER! in an RV park the property management screaming and cussing out kids grass and grounds not taken care of sewer smells just awful so a work of warning THIS PLACE IS NOT A PLACE A GOOD FAMILY PLACE nor anyplace for anyone!, whomever ownes this place could do a lot better replacing the management and running out the DRUNKS and trash that are there then it might be an ok place!
